Why houses move in Gainesville
Much of Gainesville sits on about five feet of sand over clay-rich soil, with limestone below that water slowly dissolves. Heavy summer storms soak the sand and wash it down into gaps in the rock. That is why the county sees sinkholes and settling under both old homes near downtown and newer slab homes on the west side.
Duckpond, FL
The Duckpond is part of the Northeast Residential historic district. The city says its homes show styles from the 1880s through the 1950s. Old wood homes like these often sit on piers over a crawl space. Soft floors and worn shims are common calls here.
Pleasant Street, FL
Pleasant Street was laid out in 1859. The city calls it its oldest mostly African American neighborhood. Many of its wood frame homes date from after the Civil War and the early 1900s. Homes this old often need new supports and wood repair under the floor.
University Park, FL
University Park sits just north of the University of Florida campus. Many of its older homes are rented to students. The city requires rental permits and inspections. Landlords here often want sagging floors fixed before the next lease.
Westwood, FL
Westwood is in northwest Gainesville. In 2020 a sinkhole there grew to over 100 feet wide, WUFT reported. Three houses were condemned and torn down. Owners nearby often ask for a careful check of cracks and the yard.
Millhopper, FL
The Millhopper area in northwest Gainesville is home to Devil's Millhopper. It is a sinkhole about 120 feet deep. USDA named a local soil for the area. It has about five feet of sand over a wetter, clay-rich layer.
Haile Plantation, FL
Haile Plantation began building in the late 1970s. It now covers about 1,700 acres southwest of town. A county engineer told WUFT the limestone there is closer to the surface than in much of the county. Small sinkholes have opened in the area.
Tioga, FL
Tioga is a planned town on about 500 acres west of Gainesville. It is still adding homes. Newer slab homes can settle in the first years. Fill packs down, and new lawns change how wet the ground is.
Newberry, FL
Newberry began as a phosphate mining town in the 1880s. It grew from 4,950 people in 2010 to 7,342 in 2020. Western Alachua County has limestone close to the surface. Both older homes and new slabs here get checked for settling.
Alachua, FL
The City of Alachua grew from 9,059 people in 2010 to 10,574 in 2020, Census figures show. Its Main Street area has homes from the cotton boom around 1900. Newer slab homes keep going up around town.
High Springs, FL
High Springs sits in springs country. About six miles north, at O'Leno State Park, the Santa Fe River drops into a sinkhole. It comes back up about 3.5 miles away. The county says limestone sits at or near the surface in this part of the county.
Micanopy, FL
Micanopy sits south of Paynes Prairie. It is the oldest lasting town in Florida's interior and had 648 people in 2020. Its historic district is full of very old homes. Crawl space and pier repairs are common needs.
Hawthorne, FL
Hawthorne is in eastern Alachua County. It gave its name to the Hawthorn Formation, a layer of clay, sand and phosphate rock. The county says sinkholes are less common in the east, where clay can run over 100 feet thick. Here, drainage and settling cause more cracks.
